Public notice that we forward and publish on the web to inform potential property buyers in Poland and specially in Krakow. There are 57 International and Polish buyers who have a bad experience with a Krakow developer and Real estate agents called BUD MAR INVESTMENT.They all bought our apartments in Summer 2005 with the promise it would be ready in Spring 2006and they are still waiting in Spring 2007 for their properties.The building is located on street Lwowska 2 near the river and Kazimierz but needs total renovation. The developer sold the apartments asking 50% minimum of the total cost with the promise of a total renovation of the building in Podgorze but they did not have the building permit yet! They kept lying and telling stories to the naive buyers and and just inform them a year later that they had received the permit late because of city administration . The truth is that they always do that to use people 's 50% .If the buyers refuse to sign an annex to their initial contract BUD MAR Investment will simply terminate the contract after 2 years of waste for the buyers but not for BUD MAR Investment who has invested and used the money for 2 years.The buyers are forced to go to court and sue them if they want to obtain damages.BUD MAR INVESTMENT 's main objective is to hope that some buyers will give up their apartment and then Bud mar can sell them for the double price.For those who speak Polish you may look at the forum www. gazeta.pl ( forum krakow Bud Mar investment). Please forward this message in order to inform as many people as possible to be careful when buying with a developer. Make sure that you have dates of completion. Make sure the developer has an honourable reputation and references.But really avoid dealing with BUD MAR Investment.Bud MAR will spend your 50% reservation for themselves and their technique is to get free credit.Leave your testimony and experience to help other unfortunate buyers. Buyers are used by BUD MAR INVESTMENT as credit banks! The authorities will do something soon against such companies we hope.

A friend of mine bought a flat in this development and is not nearly as emotional as others appear to be on this forum about Bud-Mar.
I sympathise with those who have bought a flat at Ul Lwowska 2 from Bud-Mar Investment and hoped to move in themselves by December 2006 - January 2007 and can understand their frustration about a 12 month delay (scheduled completion date is December 2007) However, it's not unusual in many countries for developments to run over projected completion dates by even longer than this. There has been much progress with the site this year and the building is almost finished now. From an investment point of view, the site is in a prime area being very close to Kazimierz and the Old Town. Anyone who has bought from this developer has an appreciating asset on their hands which will in time be worth 3-4 times what they paid for it. So please try to see the bigger picture and be a little more patient. |

We cannot wait to hear on this forum from your friend who bought a flat and was not nearly emotionnal about his flat on Lwowska 2 as we are.
Would you ask him what he thinks about his flat? We are curious to know because one year after your post 100% of the buyers are still waiting for their flats and the building to be completed and not getting any penalties for delay from Bud Mar Investment , the most uncompetent developer in Krakow. Please feel free to keep us posted... |
