I know this is not investing in Thailand but I’d like to get some members views on investing in Mongolian property for rental purposes. I've been sent some information on the Regency Residence. Has any one else heard of this complex? I'm only looking to invest £30k-£50k English. Any other good ideas for a decent return on my investment are welcome.

So far I thought investing in Thailand is still exotic for most. Mongolia? Sounds odd, but I haven’t been there yet to see the country.

You're thinking of investing in Mongolia - Ulaan Bataar - Outer Mongolia?
I would suggest not to. If you think that Thailand can be a problem, it has nothing on Outer Mongolia; Chenggis Khan, etc. Not much has changed. Go and spend a few weeks there, I'll put you in contact with a few locals - you'll change your mind. |

Hello,
Regency Residence would have been a good investment. It is in a very good location. As of October 2007, all the units were already sold out. The real estate market in Mongolia is really starting to take-off. Go to www.mongolianproperties.com to get more information. Recently, Financial Times posted a few articles on Mongolian real estate market. The best purchases are within 1 sq km in the central district where foreigners tend to reside. Prices are now around $1000 per sq m to purchase apartments in that area. You can find one/two bedrooms that are 60-80 sq m, which are quite common. You will be able to rent quite easily in the area. Real estate prices increased dramatically in 2007: by 70% for old apartments and 40% for new apartments. The trend is expected to continue in the foreseable future. The rental yields are very high around 21%. Prices are starting to rise again as the investor season is just around the corner. Personally, I'm in construction business in Mongolia. There's no such place as Outer Mongolia anywhere in the world. There's only Mongolia. Chinese propoganda and school teachings may be the only place where such thing may exist. Sincerely, MC |
